A 12,000 BTU HVAC System can cool & heat up to 500 square feet.  Actual footage is determined by how energy-efficient the home is and the sun-exposures the rooms have (for example, west is a much hotter exposure than north).   This footage would be sufficient for most owner’s bedrooms and many combination kitchen + living / family rooms.

Multi-Zone Ductless Systems can operate up to 8 indoor units with one outside unit.  Multi-Zone HVAC Systems serve from 2 — 8 indoor units with one outside unit.   The 8-Zone System has 17-19 SEER & 9.8-11.3 HSPF.
