Bathroom With Luxury Appointments

Your Home’s Value Can Help Guide You On How Much To Spend On A Bathroom Remodel.  If your own an expensive home, don’t do it a disservice by not using luxury appointments in a bath remodel.   If you decide to sell, remember this: Kitchen & Bathrooms Sell Homes.   Luxury home buyers expect a luxury bathroom.  If a prospective buyers find themselves underwhelmed by the owner’s suite bath, they may see the home as unacceptable and / or requiring another remodel.

If your home’s value puts it in the first or second time buyer range, don’t go overboard with spending.   Home shoppers for these homes have limited means and a lower mortgage-limit restriction.  After viewing a few homes in their price range, these buyers have seen what they can afford, and realistic home shoppers adjust their expectations if needed.  A luxury appointed bathroom will likely help the home sell faster, but it won’t sell for more money.   Potential buyers will love the bathroom, but won’t or can’t pay for it.  For these reasons, you won’t get the additional costs your incurred (for luxury appointments) back in a higher sales price.

Current Luxury Bathroom Trends

Light Fixtures

The choices for light fixtures are endless.  Long gone are the days of “Hollywood” light fixtures with “globe” light bulbs.   Today’s fixtures are more refined, and most include glass shades.  When renovating a luxury bathroom, it is wise to add addition light fixture electrical connections.  If not, use the widest light fixture that works with the space.

A Useful Tip For Light Fixtures.   Most light fixtures can be installed with the shades pointing down or up.  Point them up and install larger light bulbs.  You will get softer light at the vanity, and the room will be more brightly lighted.  The additional light will make the room look larger.

Another Tip:  The reason most bathroom light fixture shades are frosted is so they will look clean for longer periods of time.

Floating Bath Vanity

While designed primarily for style in a luxury bathroom, floating bath vanities make the bathroom feel larger because they don’t break up the floor visually.  They also make cleaning easier.

Furniture-Look Bath Vanity

Certainly a feature in today’s luxury bathroom, Furniture Style Vanities are a notable way to dress up a bathroom. You are not limited to styles such as the one below.  These vanities come in most every furniture style that’s popular today.

Under-Mount Sink

Under-mount sinks are one of the highest profile ways to separate today’s luxury bathroom from mainstream baths.  Less expensive vanity tops have sinks that install from above and have a lip to hold them in place.  Often, the surface material is less expensive than granite or quartz.  Many have (plastic) laminate surfaces.

Vessel Sink

A vessel sink is another upscale versions of a luxury bathroom vanity top.  One think to keep in mind is that vessel sinks are higher than counter top height, and can be a problem for shorter users.

Semi-Recessed Sink

For those seeking the look of a vessel sink in their luxury bathroom, but without the height, a semi-recessed sink may be the answer.

Pedestal Sink Storage Cabinet

If your bathroom is too small for conventional bath vanities, this may be a good solution that adds storage to a pedestal sink.  It’s 21″ Wide X 14″ Deep.   The smallest bath vanity is typically  24-26″ Wide X 18″ Deep.  This may also present a solution that allows two sinks in a narrow space.

Later in this article we show a bath renovation & upgrade from only a shower to separate shower + bathtub.  If this sounds appealing, but won’t leave room for standard vanity, this product may be the solution you need.   It’s also ideal for small 1/2 baths.

Faucets

Faucets Can Be As Functional (as shown) Or As Stylish As You Wish.

After seeing light fixtures & mirrors, the eyes naturally drop downward to the bath vanity.  The first thing seen is the faucet. Because faucets stand out, this is another great place to dress up a bathroom.   A luxury bathroom has upscale faucets.  Before you begin your bathroom renovation, choose a finish for the bath hardware (faucets, towel racks, shower curtain rods, and door hinges to mention a few).

We show but a few of the seemingly countless faucet styles.   While chrome & brushed-nickle are the finishes most used today, there are some new hardware finishes shown below.   You will live with a faucet a long time, be sure your choice in hardware finish is something you will like for many years.

Decorative Grab Bars

Having safety grab-bars does not dictate your bathroom must look like it’s in a hospital.  Grab bars have gone high-style!  You can choose from many of the same finishes as bath faucets plus choose the style to coordinate with your bathroom’s hardware.

Shower Flooring

Many home magazines today show bamboo or teak wood flooring.  There is a waterproof surface (such as ceramic) under the removable flooring.  These add-on flooring surfaces can be much warmer underfoot during DFW winters.  Elevated versions (like shown below) dry quickly after use.

Bath Mirrors

In addition to a style statement, large mirrors increase the visual size of the room.   One mirror that spans the entire width of the vanity will have the most impact.  Many of today’s bath mirrors are framed.

When adding expensive decor to any room, focus first on what’s closest to the eyes.   For a bathroom, that is light fixtures and mirrors.   Mirrors are typically the first thing people see as they enter a bathroom, and spending money on mirrors will have one of the highest visual impacts.   The mirror can; match the vanity, coordinate with light fixtures, or be its own stand-alone piece.

“Home Builder” Mirrors

Many homes have “Home Builder Mirrors” that sit on top of the vanity’s back splash.  So what to do if you have one of these mirrors?  You can change it out, or dress it up with a frame designed for that purpose.  Often times, the backing on the mirror near the bottom has failed from being wet.  The right frame can also solve that problem.

Free Standing Bathtub

Free standing bathtubs are a definitive way to distinguish a luxury bathroom from a mainstream one.  The bathtub typically being the largest thing in the room makes it a great candidate for a new & luxury look.  Many free standing bathtubs fit within the same space as mainstream tubs that are surrounded on 3 sides.

Smaller Free Standing Bathtub

Older homes often have a bathtub with shower head or shower only in the owner’s suite bath.   Depending on the bathroom’s size, small-scale free standing bathtubs may allow the bathroom to be upgraded to include both separate shower + bathtub.
